Epe is an island town in Lagos State located in the south-western part of Nigeria, originally populated by the Ijebu people. Sitting on the northern shore of the Lagos Lagoon, Epe is bounded in the north by Ijebu-Ode, in the east by Ikorodu, and in the west by Lekki Lagoon. Epe is also a local government area (LGA) in Lagos and has road connections to Lekki, Ikorodu, Ibeju-lekki, and Ijebu-Ode.

Real estate in Nigeria is on the rise as one of the safest and most rewarding form of investment. In recent times investors have discovered that real estate in Lagos Nigeria appreciates in value rapidly, ever since there’s been a huge traffic of investors seeking to maximize opportunities the market has to offer.

Some still see Epe as a remote area and can’t seem to figure out why one would invest in such a place. The watch word is “rapid development“. By 2023, it is projected that Epe will emerge as Lagos industrial hub and mega smart city, this is why the price of land in Epe is appreciating fast.

In the past few years, experts have observed a massive influx of industries, government projects, tertiary institutions and housing estates in  Epe – Ibeju lekki axis and this is already bringing about a rapid increase in population, development and demand for housing in the local government area.

  • Industrialization:

A good number of industries turned to Epe the new Lagos to establish their facilities, due to lack of adequate space and high costs in other prominent areas in Lagos that are a bit congested compared to Epe, this became a trend and other big players in the industry followed suit. This birthed the industrialization we are witnessing now in Epe and has had a huge impact on population growth.

  • Government Projects:

One massive project most people are looking forward to in Epe is the Lekki-Epe international airport that will be sitting on 3500 hectares. Major economic development is very important for the economic health of a state, this is the reason the Lagos state government commenced plans on building an international airport in Lekki-Epe, to generate revenue, foster development, reduce the traffic to ease Murtala Muhammed International airport, and also to be of service to the fast-growing area of Lagos state.

Another interesting development ongoing in Epe is the 18.7km 6 lane expressway which is already in the works. This project will suffice as good road connection to neighborhoods and suburbs along the Lekki-Epe lane and absolve the  traffic of commuters shuttling the local government area.
